The useful starting point is deciding exactly what you want painted. Walls only, or walls plus ceilings, doors and trim? Those are different projects, even in the same home. Before comparing prices, make sure the estimates cover the same work.
At Coast 2 Coast Painting, we recommend describing the rooms, surfaces and repairs you want included, then getting a written estimate for that scope. A house’s floor area is useful context, but it does not describe every surface that needs attention.
Start with the surfaces
For your estimate, list the rooms and identify whether you want walls, ceilings, baseboards, door frames, doors and closets included. If you want separate options, ask for a walls-only price and a second option covering the additional surfaces.
This makes it easier to decide where to spend your budget. You may want to refresh the main living areas first, or include the doors and trim for a more complete update.
Be clear about preparation
Point out nail holes, damaged corners, peeling areas, stains and previous repairs during the walkthrough. Ask what preparation the estimate includes and which repairs would require separate pricing.
If there is an unresolved leak or moisture problem, flag it before the painting scope is agreed. Do not treat a fresh coat of paint as a plan to resolve the underlying problem.
Discuss colour changes and finishes
Tell your painter the existing colour and the colour you have in mind. Ask whether the proposed coating system includes primer, how many finish coats are included, and how any additional work would be approved.
Specify the product and sheen in the estimate so you know what is being proposed for each surface. If you are still choosing a colour, say so rather than committing to a finish you have not considered in the room.
Explain how the home will be used
Will the home be empty or occupied? Who will move furniture? Are there working-hour restrictions or rooms that need to remain available? Share those details before accepting the estimate, so the plan reflects how you live.
Compare the scope alongside the total
Before choosing an estimate, check these points:
- Which rooms and surfaces are included?
- What preparation and repairs are included?
- Which products, primer and finish coats are specified?
- Who handles furniture, protection and cleanup?
- What is excluded, and how are changes approved?
- Are applicable taxes clearly identified?
A lower total is only useful if you understand the work it buys. Ask about missing details before assuming two estimates are equivalent.
